Land Title Searches in Australia: A State-by-State Guide
Land-title systems are administered separately by each Australian state and territory, so a land title search in Australia starts with the jurisdiction where the property is located. The purpose is broadly similar across the country: connect a legal parcel with the registered ownership and interests recorded against it.
Start with the state or territory
There is no single national land-title register. Each jurisdiction has its own register, search pathway and product names. That makes location the first decision before you choose a title, plan or registered instrument.
What you can usually check
Depending on the jurisdiction and title, the result may identify the registered proprietor, legal land description, title or folio reference and registered interests such as mortgages, easements, covenants or caveats. A title entry may point to a separate plan or instrument that contains the fuller detail.
Use the best property identifier available
A street address is often a convenient starting point, but the legal parcel is what matters. Compare the lot and plan, folio, volume and folio or title reference with the property you intend to investigate before ordering.
Terminology changes around Australia
The document names are not identical from state to state. Rather than duplicating every jurisdiction here, see our Australian title-search terminology guide for the full breakdown.
Frequently asked questions
Is there one national land-title register?
No. State and territory systems maintain the relevant registers.
Does a title search automatically include the registered plan?
Not necessarily. Titles, plans and registered instruments are commonly separate records.
Before you order
A title search is not a complete due-diligence report and does not establish a physical boundary on the ground. Separate planning, council, survey or legal enquiries may be needed depending on your purpose.

A title search reports information recorded in the relevant land-title register at the time represented by the search. Later dealings may change the register.
