What's included in a VIC title search
A VIC title search returns a Register Search Statement (also commonly called a Copy of Title), showing the current information recorded for the property in the Victorian Register of land. It shows:

Registered owner(s)
the registered proprietor(s) currently on title

Land description
including lot and plan details, used across council and state systems

Mortgages
any lender currently holding a registered mortgage over the property

Caveats
third-party legal claims or registered interests lodged against the title

Registered interests and encumbrances
including references to easements, covenants, Section 173 agreements (planning agreements), and other matters affecting the title. Copies of the underlying instruments themselves may need to be ordered separately via an Instrument Search

Owners corporation information
where applicable, the title may indicate the lot forms part of an owners corporation (Victoria's equivalent of a body corporate/strata scheme). For full details — fees, rules, insurance, AGM minutes — a separate owners corporation certificate is required under s32F of the Sale of Land Act 1962 (Vic)
This is the document conveyancers, buyers, owner-builders, and legal professionals commonly rely on to confirm current ownership and registered interests before settlement. A current Copy of Title/Register Search Statement is also commonly obtained when preparing the Section 32 Vendor's Statement required before the sale of Victorian property.
What a VIC Title Search doesn't show

-
Planning scheme, zoning, or Section 32 planning certificate items (available separately through the relevant council

-
Building approvals or permits (contact the relevant local council)

-
Rates, land tax, or other charges not registered on title

-
Unregistered interests or informal agreements

-
Physical property condition (a building inspection covers this)

VIC FAQ
A title search (Copy of Title / Register Search Statement) confirms current ownership and registered interests — mortgages, caveats, easements. A Copy of Plan shows the property's boundaries and lot layout as registered on the Plan of Subdivision. Buyers and owner-builders often need both — some certifiers require both depending on the permit type.
Your search is submitted against current land-title records when you order, so the document reflects the registry information returned at that time. A Copy of Title reflects the register at the moment of purchase — it isn't a live-updating record, so if something changes on the register afterward, a new search is needed.
Yes. TitleNow can provide title searches for properties across Victoria, including Melbourne metropolitan, regional, and rural areas, where the property is recorded in the Victorian land titles register.
An owners corporation is Victoria's version of a body corporate — it manages common property in unit developments, apartments, and some townhouse complexes. A title search will indicate if a property is part of an owners corporation; detailed rules, fees, and management information require a separate owners corporation certificate under the Owners Corporations Act 2006 (Vic).
A current title search can help confirm the property's registered ownership and legal description. Check the current requirements with the Victorian Building Authority (VBA) or your certifier to confirm exactly what documentation your application needs — some certifiers require both a Copy of Title and a Copy of Plan depending on the permit type.
A current title search shows the register as it stands today. A Title History Search (also called a Title History Search Statement) shows historical information about the title — including previous ownership, transfers, mortgages, and caveats — commonly used for legal, tax, boundary research, or more detailed due-diligence purposes.
