Paper and Electronic Property Titles in Australia
Australian land-title systems have progressively moved from paper-based records toward electronic registers and electronic conveyancing. That affects what property owners and buyers should expect when they ask for a “Certificate of Title”.
Electronic register versus paper certificate
The authoritative registered information is maintained by the relevant land registry. A customer may receive a digital title search, statement or record rather than a physical ownership certificate.
NSW is a clear example
NSW abolished Certificates of Title and the control-of-the-right-to-deal framework from 11 October 2021. Current ownership is checked through the Torrens Register rather than possession of an old paper certificate.
What about old paper titles?
An old paper document may still have historical value, but do not assume it represents the current registered position. Obtain current registry information when current ownership or interests matter.
Why digital does not mean identical nationwide
Each state and territory maintains its own register, terminology and search products. The shift away from paper has not created one national title document.
