A title search is the official record of who owns a property and what's registered against it. Sourced directly from the state or territory land registry, it's current as at the date it's ordered.

Registered owner(s)
The current legal owner(s) of the property, and how they hold it (e.g. joint tenants or tenants in common).

Mortgages
Any lender with a registered mortgage or charge over the property — this must be discharged before the title can transfer clear.

Caveats
A formal notice warning that someone else has, or claims, a legal or equitable interest in the property.
