What Is an Estate or Interest in Land?
“Estate or interest in land” is broad legal language describing rights in relation to land. In everyday title-search work, the important point is that a registered title can record ownership and may also record other registered interests affecting the parcel.
Ownership is not the only interest that may appear
Depending on the jurisdiction and property, a title may refer to mortgages, easements, covenants, leases, caveats, notices or other registered interests. The title entry may be only a summary or reference.
Why registered interests matter
An interest can affect how land is used, transferred, financed or developed. Its legal effect cannot safely be determined from a short title notation alone.

If an entry includes a dealing or instrument number, obtain the underlying registered document when its detailed terms matter. A plan may also be relevant where the interest is shown spatially.
